This is a page about Ocean Front HHI – Port Royal Plantation Properties.  Port Royal Plantation was developed by The Hilton Head Company in the 1970s.  The distinguishing factor about Port Royal Plantation is that it is the only private, gated community on Hilton Head Island, SC that is on the ocean and does not allow short-term rentals – many of the full-time resident/owners would live no where else on Hilton Head Island for that simple fact – and the lots are among the largest of any community on the island – the typical full-size lot approaches 1 full acre!

Some of the amenities to be found are the Port Royal Golf Club with three championship golf courses – The Barony, Robbers Row, and Planters Row.  There are also outdoor tennis courts and an active membership at the club.  Residents on- and off-ocean use the Port Royal Beach Club which also has an outdoor swimming pool and park/playground.  There is a separate tennis facility and arboretum on Fort Walker Drive and a plethora of open spaces and parks to be found all around the plantation.  Additionally, The Westin Resort is ocean front and is accessed through Port Royal, but not part of the plantation, itself, and residents use it for their guests and for the beach, spa, and health club facilities that are available on a membership basis.  Port Royal Plaza is across Highway 278 from Port Royal Plantation with an assortment of medical, auto repair, shops, restaurants, and grocery.

Port Royal Plantation has almost exclusively single family residential homes and building lots – there are no villa complexes ocean front or ocean-oriented.

There are many and various legal addresses with which you can search Port Royal Plantation using the site’s advanced search feature – those that are ocean front are the Grasslawns, Planters Row, Ocean Point, Overlook Ext, Overlook Place, and Block S.

The more moderately priced ocean-oriented neighborhoods can be located using legal addresses Sec 14/15S, Big Lagoon, Fairway Winds, Seabreeze, Sec 10E, Sec 11E, and Sawgrass.
